All of the potential apartment sites in and around downtown have been transformed to condo sites over the past few years as land prices have increased so markedly that new rental product, as a development option, is now not a viable consideration. As such, we believe development of new condos and townhouses will dominate Sarasota’s development scene in the year ahead. That, in turn, should spur continued growth in our region’s office, retail and industrial markets, the latter of which is increasingly being utilized less as a traditional warehouse point and more for service businesses and a retail distribution entryway to consumers.
