Clark Road has become an excellent study in a well-planned commercial corridor. The $8- to $10-per-sq.-ft. land prices that we reported in 1998 have climbed to $14 to $16 per sq. ft. Key factors in this emerging market are the growing population of Palmer Ranch combined with sound planning and good access. Curb cuts and traffic signals manage access to commercial parcels to maintain optimum traffic flows along Clark Road. The commercial zoning district has sufficient depth to allow for thoughtful development that is not forced too close to the right-of-way and does not encroach on abutting residential.
